Facilities Electrician

Purpose : A key contributor to the successful delivery of the Electrical Maintenance Contract which is required to provide Building Services Maintenance and minor Installations to the customer sites. The service will cover all aspects of electrical maintenance for a large and diverse range of building services and deliver a safe, quality, efficient and effective maintenance service.
Duties :
- To be able to analyse, fault-find, carry out repairs and service all plumbing/heating controls, pump controls & electrical supply of installations and appliances in a professional manner and to a high standard in accordance with and in compliance with current regulation/legislation.
- Performs routine and non-routine maintenance service or repairs within the facility, which may involve service of machinery, electrical and mechanical repairs or installations, in conformance to established standards.
- Must be able to schedule the workload and prioritise on a daily basis, having a clear ability to communicate effectively with members of staff, tenants and other members of the public
- Ability to organise own workload.
- Ability to prioritise and reprioritise tasks and in consultation with the Management Office as necessary.
- Ensure Maintenance logs are kept up to date for the equipment divided into specific tasks i.e. fire alarm, Emergency lighting etc. plus attendance at quarterly meetings to discuss on going issues and document presentation. The documentation is a vital part of the service and must be kept up to date.
- Work in partnership with the customer to seek improvements that will bring continuous improvement in the quality of service provided and overall value for money.
- Meet with and accompany Specialist Sub contractors who are providing services to the centres to ensure the work is done safely, correctly and is documented.
- Keep Spare Parts stores up to date and stocked with correct spares. Liaise with vendors as required.
- To repair, maintain and generally service of lighting and power supply throughout the buildings, to include but not limited to the following list of work activities:
- Testing of emergency services as required by Regulations, e.g. emergency lighting IS:3217:2013. A record of such tests will be documented by the Contractor and filed in the Management Office. This shall include the quarterly 30-minute tests and the annual 90 minute test
- Checking & maintenance of single and 3 phase systems including switch gear, cabling, fuses, circuit breakers and electrical devices, e.g. motors and replace when faulty.
Education / Work Experience :
- A minimum of 10 years post-qualification experience in a similar environment.
- Experience in the effective supervision of other electricians.
- Analysing qualities for an effective remedy to the problems experienced with industrial installations.
- The ability to work alone as this will be the norm for the post holder.
- Individual must work well under pressure.
- The ability to communicate effectively with members of staff, tenants and other members of the public.
- Ability to organise own workload.
- Ability to prioritise and reprioritise tasks and in consultation with the Management Office as necessary.
- Enthusiastic and able to motivate and develop self.
- Commitment and integrity.
- Flexible and able to work as part of a team if and when necessary.
- Good interpersonal skills / Good time management.
- Be part of the Emergency Response Team.
- Computer literate using the Windows 7 operating platform and all Windows Microsoft Office applications.
Note : Company Vehicle provided / full clean drivers licence required.
